We take pride is providing you with a clean, comfortable and well maintained rental property for you to enjoy. Please remember you are staying in an individual’s home, as a Guest of the home, please treat it with respect. We thank you ahead of time for keeping the property clean and tidy during your stay.
*You should receive an email reservation confirmation soon after you make a reservation, whether you have made it online or over the phone. Please contact us right away if you don’t receive this confirmation email to ensure you have all the information you need for an easy check in.
If you have any questions or comments regarding this information, please don’t hesitate to contact us. If you have booked with us over the phone and we don’t hear from you within 24 hours of making a reservation, it is assumed that you have received your confirmation and have accepted the Terms & Conditions.
Check-in time is 4:00 p.m.
Please do not arrive before the 4:00 p.m. check-in time unless you have made arrangements ahead of time with us. Guests arriving before the 4:00 p.m. check-in time are not guaranteed that the property will be ready for occupancy and we cannot allow entry if housekeeping or maintenance is there working or if the home is not completely ready for occupancy. We are sorry, but no exceptions.
Check-Out time is 11:00 a.m.
Guest will vacate the Property by the 11:00 a.m. check-out time at the end of his or her scheduled reservation. Late check-out fees will be applied and charged if you check-out after the 11:00 a.m. check-out time and housekeepers have to wait to start their job, no exceptions. If you vacate more than 15 minutes late, you will be charged for an additional night.
EARLY CHECK-IN and LATE CHECK-OUT Will be considered with the following guidelines:
It is not Peak or Holiday Season and/or
If there is not a check-out or scheduled maintenance for the property on your check-in day or on your departure day, an early check-in/late check-out may be allowed, but not guaranteed.
Because of staff scheduling, and we believe their time is valuable, we cannot accommodate last minute changes to check-in and check-out times, you must inquire within 24 hours of arrival or departure.
To request an early check-in/late check-out at no additional cost, please call us at 928-204-2643 no sooner than 24 hours before arrival or 24 hours of departure, which is soonest time we can determine if property schedule will allow.
Awesome Sedona Villa cannot warranty amenities provided by or through any homeowner associations, including, without limitation, pools, hot tubs, club houses, tennis courts, golf facilities, and picnic and bike paths.
Awesome Sedona Villa cannot and will not be responsible for acts of God that may result in loss of electricity, internet connectivity, television or phone services. When reported, we will do our best to contact the appropriate company to help expedite repairs.
REFUNDABLE DAMAGE DEPOSIT: The damage deposit is $500 and will be charged at the time of booking. It will be used in the event of damage to premises, property or common areas, excessive cleaning required, carpets left in dirty condition, theft or removing excessive garbage.
All balances are due 60, 90 or 120 days in advance of occupancy, (please see cancellation periods below it is the same for balance due dates) or immediately if the reservation is made within that time period.
There is a one time cleaning fee of $300.
It is important to understand our cancellation policy before making your reservation.
CANCELLATION POLICY & TRAVEL PROTECTION: For your peace of mind we strongly recommend that all guests purchase travel protection insurance thru CSA Travel Protection. In the event of unforeseen circumstances the insurance will reimburse you. For a full understanding of benefits available to you please go to CSA Travel Protection.
If a cancellation is necessary, please understand it can be difficult for us to re-rent a property with short notice, in which case you may have to pay for the reservation in full if you cannot come.
If Guest cancels his or her reservation not less than required days (please see below) prior to Guest’s scheduled check-in date, Awesome Sedona Villa will provide Guest a full refund of any rent paid, less a $50.00 processing fee. If Guest cancels his or her reservation less than the required days prior to Guest’s scheduled check-in date, Awesome Sedona Villa will make a reasonable effort to rebook the Property for the number of days equal to Guest’s scheduled reservation. If Awesome Sedona Villa is able to rebook the Property for the number of days equal to Guest’s scheduled reservation, Awesome Sedona Villa will provide Guest a full refund for any rent paid, less a $50.00 processing fee. If Awesome Sedona Villa is unable to rebook the Property for the number of days equal to Guest’s scheduled reservation, Guest will receive a credit for the rental of the Property equal to the number of days reserved and paid for by Guest. Any Property rental credit issued to Guest must be used during the off-season (non peak, no holidays, or special events periods) and within one year of Guest’s original scheduled check-in date.
*No refunds will be given for early departure.
Cancellation requirement period:
General – 60 days before scheduled arrival
Peak/Holiday – 60 days before scheduled arrival
Rentals of 30 days or more – 60 days before scheduled arrival
RESCHEDULING AND CHANGES: The first change is free, subsequent changes will be charged a change fee of $15 or 5% of change amount, whichever is greater.
DISCOUNTED RATES: We offer discounts on extended stays that are only valid if you complete your stay. In the event of cancellation that shortens stay to less than reserved dates, your invoice will be changed to reflect the higher daily rate and sales and bed tax will be added, if applicable.
OCCUPANCY LIMITS & USE OF PREMISES: The tenant certifies the limitations of this dwelling have been carefully read as set forth in this document. The Tenant agrees to the
limitations of persons permitted to occupy the premises and agrees to abide by such limitations.
Tenant agrees that if such limitations are exceeded. we shall have the right to charge an additional $25 per day/per person fee or cancel this agreement without any refund, forfeiting all paid rents and fees. In the event it becomes necessary to cancel this agreement as provided for in this clause, any money paid by the tenant will be forfeited by the tenant as liquidation damages.
It is understood that renter must be at least 25 years of age to rent this property.
CUSTOMER SATISFACTION: It is our goal to provide each of our guests with a wonderful stay here in the Sedona Area. We want you to feel completely satisfied with your rental property. If at any point during your stay, you need something, or feel we have not met your needs, please contact us immediately. We aim to be very flexible in meeting each of our guest’s needs.
WHAT IS PROVIDED: All linens, equipped kitchen with basic pots, pans, utensils and glassware you will need to prepare and serve a meal. Some seasonings may be provided, but are not guaranteed, as it is difficult to guarantee freshness. Please bring the seasonings you enjoy cooking with.
A START UP SUPPLY: For your convenience, we provide a start-up of supplies at your arrival, until you have time to go to the market to purchase any additional things you may need; toilet paper, one on holder and one extra under each bathroom sink, roll paper towels, dish soap, dishwasher detergent, laundry detergent, garbage bags and soap. If you run out of household supplies, there are several local stores to purchase more.
Guest(s) shall leave premises in clean, undamaged condition. The tenant is responsible for the care of the premises, appliances and furnishings and for any damage by negligent or wrongful acts caused by the tenant or tenant’s guests.
BIKES: Guest’s use of any bikes (and related equipment and accessories) located at the Property will be done at Guest’s sole risk. Guest must carefully inspect all bikes (and related equipment and accessories) before use. Guest acknowledges and agrees that the use of a bike (and related equipment and accessories) may be dangerous and may result in injury or death. Guest will observe and adhere to any and all laws, rules, and regulations concerning the use and/or operation of bikes. It is recommended that any person less than 16 years of age riding a bike or when a passenger on a bike in any public place (e.g., streets, roads, sidewalks, parks, etc.) wear a bicycle helmet labeled ANSI and/or Snell approved.
Guest will learn about safety precautions and safety procedures concerning the proper operation of the bikes (and related equipment). Awesome Sedona Villa is not liable for, and makes no representations or warranties concerning, the quality or safety of any bikes (and related equipment and accessories) provided at the Property.
ACCIDENTS HAPPEN: If you have a spill please soak up with paper towels and call immediately and we will tell you how to take care of the spill. Most stains can be prevented if treated immediately and properly.
If you have baby or small child that wets the bed please provide a waterproof pad to prevent stains on the bedding. If you have an accident in the beds please soak linens in cold water immediately.
Please do not wash and dry towels or linens that have been stained, we will treat them.
When you wash our sheets and towels, DO NOT mix light and dark colors together or over fill the machines in an effort to get a lot of laundry done, we will have to redo if you do so.
DO NOT wash our comforters, duvets, pillow shams or other items of the same type. If you have any questions about the laundry please call the office.
*As a courtesy, if something gets broken during your stay, i.e. a glass or plate, please let us know by leaving a note at the property.
It helps us keep track of inventory so we are sure sufficient supplies are being provided for all Guests.
CARPETS: Every effort is made to keep carpets in good clean condition for all our guests and owners. You will be responsible for any excessive soiling of the carpets and substantial stains created during your stay, including professional carpet cleaning (to ensure the carpet is sanitized for all guests and owners) for the clean-up of vomit, feces, urine, wine or other substantial soiling or health hazards. Please remove your shoes if they are dirty and clean up after yourself to avoid additional carpet cleaning charges.
GARBAGE: To avoid odors in the home, please take all garbage to outside cans/dumpster upon departure.
REPORT DAMAGE AND NEED FOR REPAIRS: We make every effort to make sure all equipment and appliances are in working order prior to your arrival. In the event of a malfunction with something inside the rental, it is your responsibility to let us know immediately so can make every effort to get the repair work done as soon as possible. If you do not report the problem, we can’t fix it. Guest(s) agrees that Awesome Sedona Villa or it’s agents may enter the premises for the purpose of making necessary repairs or maintenance when deemed necessary.
Guest agrees to contact Awesome Sedona Villa in the event that something is broken, so we can make arrangements for repair or replacement as quickly as possible.
LIABILITY AND DAMAGES: The tenant shall indemnify and hold Property Owner and Property Manager free and harmless from any and all liability, claims, loss, damage or expenses arising by reason of any injury, death or property damage sustained by any person including Tenant(s) or guest of the tenant, where such injury, death or property damage is caused by negligent or an intentional act of the tenant or any guest of the tenant.
LOST AND FOUND: Awesome Sedona Villa is not responsible for any lost, stolen, or damaged personal items. Any personal property Awesome Sedona Villa discovers after Guest’s tenancy will be held by Awesome Sedona Villa for 30 days from the date
the item was found. If Guest does not claim his or her lost personal property items within the 30-day period, we will donate or dispose of the personal property items. Guest will be responsible for paying any and all shipping and handling charges necessary to return Guest’s items of personal property.
NOISE AND DISTURBANCES: Guest will behave in a civilized manner and will be a good neighbor respecting the rights of surrounding property owners and guests. Guest will not disturb, annoy, endanger, and/or interfere with surrounding property owners and guests.
We have a zero tolerance policy for any house, fraternity and/or bachelor/bachelorette type parties with excessive use of alcohol in or at the property. If there is damage or we are called for a disturbance related to such activity, we will call the local law enforcement to handle the situation. If excessive noise or disturbances occur resulting in notification by police or neighbors, Guest will vacate the Property and will forfeit the reservation and any monies paid. Quiet hours are from 10 p.m. to 8:30 a.m.
KEYS: There will be a lock box at the house; we will send you the code before you arrive. Please lock all doors and return key to lockbox upon your departure. There will be a $30 charge if keys aren’t returned, or the lock box isn’t in place upon departure.
Fireworks are PROHIBITED as fire danger is very high in the summer and fall seasons.
SUBLETTING: Subletting is not permitted. Tenants who sublet may be subject to fines and/or immediate termination of this rental agreement.
POOL/JACUZZI: Guest’s use of the pool/jacuzzi is at Guest’s sole risk. Awesome Sedona Villa makes no representations or warranties concerning the condition and/or use of the pool/jacuzzi. Guest is fully aware that the pool/jacuzzi and surrounding patio/deck may be dangerous. Guest must be cautious when entering and exiting the pool/jacuzzi. Guest is aware that use of the pool/jacuzzi may result in injury or death. Guest will learn about safety precautions and safety procedures concerning swimming, sitting in or being around the pool/jacuzzi. If at anytime the pool/jacuzzi looks cloudy or dirty, Guest will cease any further use of the hot tub and will call Awesome Sedona Villa immediately.
The pool/jacuzzi is cleaned and serviced by a professional pool/jacuzzi company, Awesome Sedona Villa is not responsible for its service or condition. If the pool/jacuzzi is fixed within a reasonable time the day it is reported to not be working, no refunds will be given, at our sole discretion.
CABLE and INTERNET ACCESS: We provide internet access as a courtesy for our Guests. Information needed to use the internet (passcodes or password and/or usernames) will be available at the property. Awesome Sedona Villa cannot and will not be responsible for interruption of these services or problems with computers. You will have to rely on your own know how to connect to the internet. Systems at the rentals usually work the same as they would at your own home, occasionally a cable box, modem or router will need to be rebooted, (unplugged and plugged back in after 10 seconds). Sorry, refunds will not be given for interruption of these services.
ACTS OF GOD: Northern Arizona experiences thunderstorms during the monsoon season in late summer and other things that cause power outages, that can cause the internet and cable services to go down. We are sorry if this causes an inconvenience but we cannot and will not be held responsible for such outages and no refunds will be given for such outages. It can take several hours to remedy this kind of problem, depending on availability of service people.

IT IS GUEST’S RESPONSIBILITY to contact Awesome Sedona Villa if anything in your rental needs our attention. This is to ensure your safety and that you have an enjoyable stay at the property.
We reserve the right to refuse service to anyone.
Reservations made 6 months or more from time of occupancy are subject to price change.
